Vacuum assist leaking

Hi Gang,
I started up the truck this AM and heard a "hissing" coming from under the dash. On closer inspection, I found that if I depressed the brake pedal approx. 1/2 inch, the "hissing" would stop. There was some moisture on the rubber boot at the FW, but this did not taste, smell, or "feel" like brake fluid. Checked the fluid level in the master cyl. but it was "normal". Brake light does not come on except at startup and brake operation appears to be "normal". Wife said she notices a "squishing" sound when she activated the brakes the other day, but the "hiss" was not present at that time. Local Dodge dealer wants $315, NAPA is about $120. I dont want to spend the $$ until I get an accurate assessment of the problem. Manual shows no adjustment of the rod from the pedal to the vacuum assist unit. No noticable vacuum leak noise is the engine compartment, just in the cab.
